I wake up every day at 5:45am (by choice) drink my one-cup of coffee (because I’m human) followed by a green smoothie. I do a killer workout, hit the shower then start doing what I love: investing in REAL ESTATE!

IMG_0572Why am I telling you my routine? I’m telling you because it’s a part of my formula for success. I wish I would have figured it out sooner but I didn’t figure this out until about 3 years ago. Let me tell you where I started…

I always wanted to be a Real Estate investor. 14 years ago the markets were climbing. Banks handed you money just for asking and infomercials were going crazy with buy my program and get rich in Real Estate hype.

I bought into all the hype and I wanted in! I loved looking at properties, evaluating what I thought they were worth and imagining buying them and renting them out for passive cash flow. I was obsessed with looking at deals but there was one small problem: I never educated myself about economic cycles, tenant screening, hiring contractors, and property managers.

Hey “rich people” own Real Estate and the banks would give me a loan so I bought everything that I could and it felt great. I’m sure you can guess what happened next… I placed lousy tenants, didn’t know how to manage properties, got hustled by shady contractors and I lost everything to foreclosure. Looking back on it now it was pretty silly that I lost everything over a few mismanaged properties.

I continued as a carpet installer for the next 10+ years because it felt like a safe job and since my self-esteem was crushed from my early failure I didn’t dare go outside of my comfort zone. I never lost interest in Real Estate during those years. I read book after book about Real Estate and all areas of investing and economic cycles. Being a carpet installer paid the bills and provided for my family.

Even though the income was good I was unfulfilled and down right depressed!! I worked 15-hour days. I ate and drank garbage, spent my time with the miserable contractors that I worked with and never saw my family.

I thought that if I continued working like crazy I would eventually have the money and time to spend with my family. After years of this misery I was done. I now had 4 kids. My oldest daughter was becoming a teenager and we lived in the same house. I hardly knew her or what was going on in her life. I needed to make a massive change in my life immediately!

I went on a personal development journey! I read books and listened to audio programs by the healthiest, wealthiest and most successful entrepreneurs in the world. I began to do all of the mental, physical and goal setting exercises they suggested.

By doing this I learned what it takes to wake up energized and feel great. To be healthy, have time with the ones I love and make money! My confidence and self-esteem went way up! After all those years of sitting on the side, not taking action and being unfulfilled I was done!

I jumped back into Real Estate headfirst. I started with simple goals of buying two houses a year. By staying focused I’ve been able to do dozens of investments each year including wholesale deals, rentals, fix and flip, raising private funding and lending private funds.

I’m sharing this with you to let you know that it’s never too late to follow your dreams. If you have had major set backs before, lack of education, low self-esteem or the “what ifs” are preventing you from taking action then you’re not alone. I’ve been there myself.
